Staging to Sell

Sell quickly in Boulder with home staging and with me as your real estate agent - 303-859-1722

Before you put your home on the market, consider a proven way to sell your house: expert home staging. Home staging benefits include fewer days on the market and more offers. If your goal is to sell your house quickly, think about a thoroughly thought out approach to home staging.

Look at staging your house as creating a "style" for your property similar to what a PR firm would do for a well-known celebrity. Just like creating a style draws the spotlight to a public figure, staging makes your real estate more attractive on the market.

Preparing your home to sell doesn't have to be a nerve-racking experience. It can actually be enjoyable. Together, we'll strive for a top dollar bid for your house. Below are a few home staging tips to get you started:

Curb Appeal

Start with the exterior of your home, better known as your curb appeal. Inspect the outside of your house from a quick glance from the street. What do you notice first? What dollar-earning characteristics seem waiting to be noticed? Knowing this assists us in deciding what measures we can take to entice buyers from the street and into your house. If your home's exterior isn't up to par with refreshed paint and colorful greenery it's time to get those things done. Follow the Curb Appeal Checklist and increase your home's final selling price.

Make yourself at home...

Does your home seem to say, "This is Your Next House" to a buyer? Looking through your property with a critical eye, I'll advise you of adjustments that improve sales appeal. I'll advise you get rid of anything that gives the illusion of clutter. Surface areas like tables, desks and counters should be clutter-free. Brick-a-brack, sentimental items, family photos, and refrigerator artwork should get moved out of sight. I can help you simplify the decor of house. Less than inviting or busy areas make your home seem unkempt and buyers have a more difficult time seeing themselves calling your property "home".

I know exactly what a room's best features are and how to highlight them. I'll note the pieces of furniture that should be put in storage, rooms that need new paint, carpet needing to be changed, fixtures that could use shining, and any other improvement that can easily be made to positively affect the sale.

I'll make sure that your home has mass appeal and that it's comfortable, avoiding "loud" or "too-bright" shades on the walls and furniture. And if you've already moved out, you can think about renting furnishings. The goal is for your home to look inviting as opposed to bare.

Setting the Stage
The entire time your house in on the market, we're doing well if we're engaging the buyer's senses. Dark rooms can be a real mood killer, so we'll do things like draw back curtains and reduce shadows where needed to welcome the buyer. Together we'll enhance the ambiance with enjoyable music playing lightly and ensure a delightful fragrance circulates from every room. We'll incorporate cozy-looking bedspreads, and place pillows on your chairs and bedding. We want buyers to feel like your current home has the potential to be.
